Q: How much will it cost to use a lawyer, instead of a real estate agent, to buy a home?

I don't want the services of a real estate agent. I do want the peace of mind that everything is done correctly insofar as the sale goes, disclosures by the seller, etc.

A: If you used a realtor it would cost at least 3% of the price of the home. A $100,000 would cost $3,000. A lawyer would be able to review the contracts and disclosures for less than the $3,000. However, a real estate agent is also there to make sure you are taking all the necessary steps to protect yourself properly.

An attorney is not a real estate agent and the attorney's experience and training may not be well suited for guiding you completely through the process of purchasing a home.

In addition, your home will most likely be the largest asset you ever purchase. Do you really want to try to save a little bit of money when it comes to such an important purchase?

In litigation, I usually find that the home purchaser should have used a real estate agent to get to the point that they are going to make an offer on the house, and then consult an attorney to review the offer before it is submitted.
