Q: Do I have any legal rights if no contract or lease was signed?

We have a landlord that is refusing to resolve a water issue resulting in no water being provided, and is stopping us from bringing in water via a truck. They have turned their pigs loose which have been on the property for 2 years and have been asked repeatedly to take care of them. They are stopping people from getting up the road to our property and turning them away.

Our landlord is actually sub renting to us. They rent from the owner and we rent from them.

A: Your posting does not begin to provide enough information to even understand what is going on, let alone analyze the legal positions. Subleasing is usually prohibited in most - but not all - residential leases, at least without the true landlord's written permission. Beyond that, landlords cannot normally interrupt a tenant's water flow nor can one normally stop people from progressing along a road unless it is totally privately owned. Even then, normally residents with road access usually have an easement or covenant or other form of legal right to access their property by use of the road. Review everything with a local landlord-tenant attorney to learn your exact legal rights and to prepare a game plan for how to best address everything.
