Q: Is this a breach of contract?

] had a rent to own,agreement with a lady to pay me 400 per month pay the insurance and taxes. After the first few months she started be late and short on thw payments and completly stopped pating the insurance after about a year has never attempted to pay any taxes and its been over 2 years. I never signed a written agreement becayse she never got everything caught up. Ive been telling her for over a year she,breached our contract. I asked her to move out 4 days ago I have recieved any money in over 6 months she laughed at me and said give her an amount I think she owes but shes not leacing...what can I do

A: File a forcible detainer (eviction) against her snd get her out. It is a breach of the contract as you said.
