Q: How should I proceed to ensure I am not being put out empty handed or because of a lie?

Hello, I'm a single mother of three beautiful small children and, in 04/2020 I began renting a small home 2 bedroom with a agreement that if remained current on my rent payments & on time every month and fixed this uninhabitable home(mold,structural damage,plumbing and electrical repairs needed) i would be able to buy this home. I spent my life's savings to move in,it took a months time.I have also maintained the property without help from landlords or deductions from payments, and out of nowhere without knowledge of a problem I received a unlawful detainer for non payment, without a notice or a reason. The judge granted writ of possession,and gave me 10 days to remove 3 children myself &all of our belongings without other arrangements or any plans for reimbursement for the renovations and structural repairs. Not only had i upheld my side of the agreement but I also had given them 7,600$ future rent &/or the principal of the home price we had agreed on. I appealed &same outcome
