Q: Landlord inspection during Covid

I am on hud and they do a yearly inspection and now my landlord also wants to do a inspection I have not left my house during this pandemic and have been safe from getting it I am high risk I video chat my dr and I only do grocery pick up is this allowed even tho I already get my home inspected by hud I have asked my landlord if they will be wearing a mask and would possibly take a Covid test before the inspection and they said absolutely not what can I do?

A: Ohio law gives landlord a right to inspect a rental property by giving tenant reasonable notice, typically 24 hours. No changes have been made to that for Covid. Have HUD talk to the landlord to try to work it out, or ask landlord to accompany HUD during its inspection. You could arrange to leave when they come to inspect, and wait a sufficient time after they leave before re-entering. If you refuse landlord's entry, landlord could file an eviction, and then the judge would decide if refusing landlord was justified.
