Q: In New Jersey, can a landlord sue me to recover rental concessions if I break my lease, or just missed rent?

We desperately need to leave our apartment due to a noisy neighbor that the property manager won't do anything about and rising stress and deteriorating mental health due to the situation, but the landlord is requiring one month's rent plus repayment of prorated rental concessions to break the lease. Even though rent has increased substantially since we signed the lease a year ago and us leaving is a benefit to them as they can re-rent at a 40% higher rate than our current rent.
