Q: Do I need permission from the other joint tenant (both own 50%) to divide my half with my two sisters (each 16.6%)?

The property is in the Bronx and I am one of two joint tenants with 50% ownership each.

A: You do not need permission from the other joint tenant to convey your half-interest to your two sisters and yourself, and as a result, any right of survivorship that may have existed between the original joint tenant and yourself gets severed.
