A: The simple answer to your simple question is "No". A quitclaim deed merely transfers whatever interests the grantor has in the realty, not the personalty.

The more difficult question, perhaps, is what all is realty and what is not?

In PA, generally speaking, items so affixed to the real estate that they cannot be severed without expense/difficulty become part of the real estate (and would be transferred by a quitclaim or warranty deed). Fixtures, as the law defines that term, also become part of the real estate.

You are best advised, if there is controversy, or you anticipate same, to speak with an experienced PA attorney, authorized to practice in PA.
