Q: My mother passed away March 2023. She left no will. I’m am her only child, and am listed as owner of her home now.
Question. My mothers close friend wanted to purchase her home and we agreed to price and paying back taxes/ loan. The friend had an investment company help and do all the necessary documentation etc I was given an offer of 130,000 for her home though it appraised at 242,000 we accepted due to being told it needed a lot of repairs. Well I live 21 hrs from tTX and found out my mothers close friend, allowed her son to move into my mothers home, throwing her items out., without our knowledge nor consent The friend began doing repairs, all before the closing. Zero monies paid .Today I found out that I’m to pay 8,000 for commission however, the realtor is boss/employer of the “friend” who flips houses I also found out this realtor knew that her son moved into my mothers house 2 months ago and didn’t tell me. I believe I was given such a low offer d/t finding out the realtor flips houses. I’m wanting to know, can I back out of the sell and isn’t this unethical???? PLS HELP

You can definitely BACK OUT.
DO NOT CLOSE and send an email or certified letter to the title company telling them you will not close.
You need to hire an attorney ASAP.
