Q: is my landlord allowed to come into my apartment every month for check-ins, showings, and "fixes"?
My landlord has been in my apartment at least once every month since i signed a lease last year. Each time has been to look at work he wanted us to do, show the apartment to buyers and realtors, look at things that he claimed needed updating, and hiring people off the street to come in to do "repairs". My landlord also sends text messages about how we can do something like use the barn then want us to move everything out with a days notice. He has called us dirty on multiple occasions and has been harassing us about things we've mentioned about the apartment (i.e. the lack of heat in the bedroom during winter). Our 12 month lease ended and we've paid rent for this month as our lease states we go month to month without the signing of a new lease.
Your landlord is permitted to enter your unit for one of four reasons:
(1) when necessary to inspect the premises;
(2) to make necessary or agreed repairs, alterations, or improvements;
(3) to supply agreed services; or
(4) to exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workers, or contractors.
Your landlord must provide 48 hours' notice before making entry, but can ask for permission to enter in less time than that, and the law requires that you not unreasonably withhold permission.
