Q: We bought our house March 2022. This is second time busted water pipes. The plumber pointed out previously repaired

We are concerned that insurance may drop us if we file again. Are the sellers liable to report this issue?

Item 3 requires you to disclose any known defects or malfunctions.

Water pipes can, and do, break. Your best strategy is to repair any broken pipes BEFORE attempting to list the property for sale. If you are aware of a broken pipe and have not repaired it, you will be obligated to list it in the Seller's Disclosure Notice.

If you have pipes which are not buried (for example, underneath a pier and beam house), you would be wise to insulate them to reduce the potential for them to break in colder weather.
