A: In California, when a new landlord takes over the property you are renting, they must honor the existing lease agreements until they expire. If you have a fixed-term lease, the new landlord cannot change the rent until the end of that term. However, if you are renting month-to-month, the landlord can increase the rent with proper notice, usually 30 or 60 days, depending on the percentage increase and city regulations.

California has rent control laws that may limit how much and how often your rent can be increased, but these vary by location. Additionally, the statewide rent cap, under certain conditions, limits annual rent increases to 5% plus the local rate of inflation or 10%, whichever is lower.

It's important to check your lease agreement and local rent control ordinances to understand your rights. If you believe your landlord is increasing your rent in violation of local laws or your existing lease terms, you may want to seek advice or assistance from a local tenants' rights group or legal aid organization. They can provide guidance based on your specific situation and local laws.
