Q: Is a contractor liable for lost money & time (paying 2 mortgages) by under bidding a renovation then raising the price?

Contractor was 1 of 5 to bid on my home renovation. He ultimately won the contract due to being recommended by the architect. After a year long wait to get approved by the town. He still

Hasn’t started the project and 3 months have elapsed. He then said to start the project he needs to add 45,000 onto the project. He claims that the siding for the home was misquoted (his misunderstanding), thou the brand of the siding was always written on the architect’s plans and his quote is written, “quoted siding as per plans”. The foundation he added $12,000 because he simply forgot to include it in the original estimate and the windows went up by $18,000 (even thou I confirmed with the manufacturer that they didn’t). Now I have to either bend to his demands or find another contractor. My permits expire eventually and I’ve been paying two mortgages.
