Chicago, IL asked in Estate Planning for Wisconsin

Q: Condo Assessment responsibility - Post Death with TOD deed, but pre-recoding of Termination of Decedent's Interest

My father executed a Transfer on Death Deed for his condominium property which was recorded in 2007, designating my father's granddaughter as the beneficiary.

I serve as the Personal Representative for my father's estate. Recently, I oversaw the recording of a Termination of Decedent's Interest Deed and the accompanying Wisconsin Real Estate Transfer Return (eRETR). These documents were recorded with the Register of Deeds on May 2nd, 2024.

Condominium assessments have accrued from the date of my father's passing until the Termination of Decedent's Interest deed and eRETR recordings. My inquiry concerns the responsibility for these assessments during that period. Should they be covered by the estate, or does the responsibility fall upon the designated beneficiary, my father's granddaughter, according to the terms of the Transfer on Death Deed recorded in 2007?
