Q: Can a buyer sue a seller after the house sale contract expired over thirty days?
House Sale Contract in Puerto Rico expired 9/20/24, extension of contract expired on 11/15/24. The Buyer was informed on 11/26/24 verbally the contract would not be renewed. The lawyer was informed on 12/13/24 the termination of the house sale, an email was sent on 12/14/24 for the lawyer to review the house termination notice before sending it out officially to all parties involved. Closing date of 12/23/24 was communicated to the seller on 12/18/24 , on 12/19/24 closing date was changed to 12/27/24. Seller was told 2 weeks notice would be provided to make arrangements for travel, one seller lives in Europe. Flights are not available to make the closing date. The lawyer did not properly inform the sellers that if the contract expires and the closing date is provided after the closing date the seller can be sued and is forced to sell the house to the buyer. Please advise if this is true, what can be done to prevent this sale and can we get sued? Thank you.
