I bought a commercial property with multiple tenants. All were expired leases, except "Bob". Bob had a 1 year lease, from 9/1/24 - 9/1/25. I had the seller sign all tenants to a 4 month leases, from 11/1/24-2/28/25 in order for me to guarantee myself some income and allow me time to evaluate the tenants. I then closed on the property on November 21, 2024. To protect myself from any "side deal" or "handshake" lease terms, I put into Bob's lease the following: "This 4-month lease shall supersede and replace the other, 3 page lease signed 9/1/24 between tenant and landlord. Landlord & tenant agree that this other lease signed 9/1/24 is now null and void. Now, Bob is balking that he wants to keep his 1 year lease. I am willing to keep him until the end of his 4-month lease as long as long as he pays rent. Question: If I am not going to renew him, do I need to give him 30 or 60 days written notice? Send certified mail? OR, if he agrees to vacate early, is there a unique form I must use?
