Q: Can I break my lease when my rented duplex is sold in Colorado if no specific clauses exist?

I am currently living in a rental duplex in Colorado that is up for sale and now under contract. My lease is for one year and ends on September 15, 2025. I haven't been informed of any changes to my lease due to the sale, and there are no clauses in my lease about what happens if the property is sold. The lease states that I'm responsible for all lease terms. Under Colorado law, I understand the new owners must honor the current lease, but as a tenant, can I choose not to continue the lease with the new owners and move out once it's sold, even though there are no specific provisions in the lease for breaking it early?

A: Check your lease for a provision regarding whether the owner/landlord can assign the lease. Typically, leases allow the landlord to assign the lease (for example, sell the property) and the lease remain in effect. There may be another way for you to get out of the lease but you will likely have to pay a certain amount to do so.
