Q: A neighbor's tree leans on my building and has damaged the wall and roof. Who is responsible? Who pays to cut it down?

Your neighbor is responsible for the damage and you can trim it on your side. You cannot cut it down on his side. I suggest that you contact your homeowners insurance company.

Q: My husband owned our house before we married. What form do we need to add my name to the title/deed - in Indiana.

You need a quitclaim deed. An attorney will usually prepare one for about $50. Your local Recorder will charge $16 to record it. I cannot recall if there is a $5 - $10 Auditors fee.

Q: Can i file a 156B form myself and does it have a time limit on it ,also can i do a title search myself? thank you!

I am not familiar with or do not recognize what form you are referring to. However, you can do a title search yourself. I do not recomend doing so unless you are familiar with how a chain of title works, how to look for liens and judgments.

As a general principle of contract law, a signator of a contract can assign either his rights or duties. That does not mean that the assignment discharges the assignor (I.e., person assigning the contract) from liability for breach of contract issues.
