Q: AETNA insurance pd 1 year rent for a tenant in our townhouse. Our lease was for 1 year and tenant abandoned it last nov.

Tenant signed yr lease Sept 2023 with is. In Nov. 2023 we had to retrieve a pet locked in house due to tenant leaving it behind. We have given several 24hr notices of Entry and the tenant has not come back. All utilities have been shut off. The water lines busted in the cold months b/c tenant wasn't there to leave water on or have heat on in house. Aetna paid for a year of rent in advance. House has sat vacant since she left. I've tried emailing, calling,and sending mail notices without any success. There was a few pieces of furniture and some boxed up items left in home but majority of possessions were gone. Lease states tenant must notify of absences and utilities must be on or its abandonment. If we rent it do we have to refund Aetna our costs out weight what was prepaid b/c of pipes breaking and pet removal and removing left items in house. Can we rent it before year is up? Please help advise on our dilemma thank you.
