Q: Good day! Who can have access for ladybird deed once I sign it? Can my children know about it or it's all private ?

I am interested about Florida state law.

A: The lady-bird deed (or any deed) must be recorded with the county clerk in order to be effective. At this point it becomes public record. Nothing about it will be private.

A: Actually a deed is effective against the grantor, and others who know about it, without being recorded. But with that caveat I agree with the rest of the previous answer.
