Windermere, FL asked in Real Estate Law and Landlord - Tenant for Florida

Q: We are renting a condo. Just renewed the lease but there are several issues

Roof leaking inside and on our porch, mold, front door rusted and door stop not on which we have to out a towel under when we are home and this has caused our power bill to sky rocket. How long after being reported does our landlord have to fix these issues? The door has been an issue for almost 4 months now

A: You situation is fact specific and I am not able to answer sufficiently via this forum. You need to consult with a tenant attorney in your area to sit down and go over these situations in detail. While I can give you a specific time frame, 4 months sounds clearly excessive.

A: The question is whether or not the landlord has the obligation to make these repairs. You need to look at your lease and any written agreements to make the repairs - or who is responsible for these things.

The problem is that there are no statutory obligations to do most of the things you mention. Thus you have to look at your agreement with the landlord. As an aside, it seems that if the landlord was not doing these things, why did you renew the lease?

As stated by attorney Williamson, each lease is fact specific.
