Q: If tenant locks out contractor what is my right as a landlord? Can I send them breach of Lease agrement?
We had some leaking going tried to repair it to the best of my knowledge. Then it became a problem with mold. Hired a contractor to have it removed but the tenant decided they were not doing the job properly & locked out the contractor that I as a landlord.
What is my right as a landlord??
The lease agreement ends at the end of October 2017.
Do I just ride the lease or have the evicted before that??
A: Look at the lease. It normally gives you rights of entry. However depending on the degree of interference with their tenancy they can ask for a rent rebate. If it expires in October tell them (assuming the lease says) 1) you have a right to enter to make repairs 2) If it interferes with their being there you will not charge them rent and in fact if they want they can leave (and if they haven't done much to the property, then offer to not hassle on the security deposit).
