Hamilton, OH asked in Contracts for Ohio

Q: Contract signed $ spent for equipment for business, bill from contractor and now owner not sure she wants to rent space

My daughter signed 5 year lease agreement to relocate her business. Has done everything as stated per the contract and owner keeps delaying and asking for additional things and is now not sure if she wants to rent to her. She has a contractor that has been doing work within removing a wall which owner was in agreement with. Has purchased additional equipment since business is expanding and she has now told her to stop all construction and not to go back into the building. Contact says she is to start her lease as of 9/1. She is bullying my daughter I believe with hopes she will back out of contract. She's mad because local paper posted an article in the paper introducing the new business coming which wasn't prompted by my daughter. Owner had a spa and claims the article in the paper was posted before she had a chance to tell existing clients about closure. Editor of paper even called owner to state my daughter didn't prompt article. We are sick over this.

A: If the landlord and tenant signed a valid written lease agreement, and if the landlord now refuses to allow occupancy as specified in that lease, then the tenant can sue the landlord. Use the Find a Lawyer tab and consult a local real estate attorney to review the lease to confirm that it is valid, and then advise her on what to do.
