A: Maybe. You will want to check the Contract and the Listing Agreement to be sure that what you are selling matches the advertisement and description that was used to sell the property. If they are comparable, it may be OK, but you would not want to put low end black appliances, for instance, if you advertised pictures of your kitchen with new stainless appliances. Best of Luck! A: It depends with what and why. The buyer saw the house and was expecting certain appliances and level of appliances. If it's broken that's one thing (you still need to get something comparable in), but you cannot put a cheaper appliance in there or swap it with an older/worse one you don't want. It would be like buying a car and you ordered leather but shows up with cloth and the dealership says well the sticker only said it has "seats." Buyer must get what he/she bargained for when making the offer.

I suggest that you discuss with the buyer. If they viewed the home and saw a particular brand and style of refrigerator, they will likely be shocked to see a different brand and style.
