Q: In WA, refund security deposit if tenant moves out 5 months into a 1 year lease?

Tenant moved out after 5 months into a 1 year lease. He continues to pay the rent on time while I search for a new tenant. But he wants his security deposit back now. Do I hold it until the unit is re-rented or until his lease is up (whichever is sooner)? The contract says to return deposit after 14 days but also says that I can retain the deposit to cover unpaid rent and any other sums due under the agreement. I feel that if he pays the remaining 7 months up front then I could refund his deposit, but until I receive the full contract rent amount I should retain the deposit. What would the law uphold?
