Q: breaking a lease early

I am breaking my apartment lease early (in May) and my landlord is telling me that I have to pay 3 times my monthly rent to break the lease, which I knew. But I asked that if they rent the place quickly, which should be easy, if I could get some of that back. She said no, even if they re-rented my place in a week. So I then asked if they were allowed to have me pay three months of rent and then also get rent from a new tenant for that same time period and "double dip" and she said yes. She also told me that they would have to fill all of their other vacant apartments before filling mine, which i believe would be against the law if they intentionally did not offer my place to prospective tenants. I'm not trying to get out of the fee completely. I am jkust trying to get some money back if they find a tenant in short order. I am on the first floor and have been told by many people in this complex, including employees in the office, that they never last long and i was supremely lucky
