Q: Can my landlord still legally enter home, even if he wasn't the one that sent notice of entry?

My landlord has the property of townhome for sell, I've had no problem with viewings until now but I have my baby shower the same day they want to view my home. I haven't denied any access to my home prior to this, I've even let my landlord view my home with a 4 hour notice. I denied the text message request and recieved a cancellation text back.but worried landlord and realtor are going to come during party anyways. I've had this babyshower date set for multiple months now. A few months back, my neighbors denied access to a viewing and my landlord just let himself in anyways so, that's why I am worrying. The realtor sent me a text at 6pm asking to view place at 1pm next day.. so can they still legally enter? Especially since the message wasnt from my landlord? I'm going to have a house full of 20 people and cant imagine the chaos since viewing was requested the same hour party starts..

A: Likely, your landlord has no right to demand entrance under the above facts. But, the depends upon the language of the lease.

If he tries to force his way into your home, you can call the police.

A: I tend to agree with Mr. Eby: it mostly depends on the language of your lease.

That said, especially when dealing with multiple parties in this case (landlord, a real estate agent, etc.), if this happens again be proactive about it. Text "no" (assuming another text request as was the case this time) but also follow up with a phone call to the realtor to explain the circumstances. If the realtor doesn't seem to accept the explanation, then also call the landlord to explain. You are likely within your rights under your lease to make such a reasonable request as "come before or after the baby shower but not during." My answer has the appearance of putting the burden on you. That's not my intent, but ask yourself whether you would rather take a few extra minutes to make these calls or wait and see whether there's a confrontation at the door.
