Q: Termination of the agreement of the sale
i have a property in Philadelphia and i was in the Agreement of the Sale with my buyer, he Could not Obtained the Mortgage to the Settlement Day Due to the $1100 Mortgage Lien is exist in my title, the settlement day was 11/30/2018, i was Hopping to terminate the deal and sent him the notice of termination via my real estate Agent(which he is our dual Agent), but the buyer refuse to sign it and now he is working on the lender to replace the title company and get the loan.
i was wondering if he can force me to sell the property to him or the deal is already voided?
my broker which has dual contract with me and buyer told me that i can not terminate the deal since the problem caused by my side and it was the issue on the title.
