Q: Maintenance issues in a luxury NYC apartment

We moved in to what we thought was a luxury high rise building in Sept 2018. We thought we'd made it.

It started out with our super refusing to do an apartment walk through with us as I requested several times before we moved in. So I sent him a list of things I had noticed when we looked at the apartment .

When we moved in, none of those things were fixed.

It has been almost 5 months and most of the things on that list are still not fixed and new ones have come up. Problems are or "covered up" like a massive leak in my wall for example - they painted over it 3 times as it keeps coming back. My appliances did not work and still do not. As well as many more minor things around the place.

The elevators in the building do not only not have mirror in them, they hardly work. The noise from building construction that was not disclosed to us makes it impossible for me to work from home.

I there anything I can do to get them to actually fix he issues? other than be mean?

A: There are a number of things that you can do to compel your landlord to make repairs. The first would be to commence an HP Proceeding in Housing Court to correct any violations. However, you may also attempt to seek a rent abatement because of the conditions in your apartment. Individuals are not required to have representation to attempt either but it often benefits them to do so.
