Q: Discovery of mouse infestation less than 12 weeks after move in. Who is responsible?

Sent email to landlord who lives overseas. Had house inspected by professional service. After reviving email notification, Landlord contacted me by phone. I told her the quoted cost ($1675) for the house exclusion work including 2 year warranty. She said to deduct cost from rent but send a copy of the vermin removal contract to her. Later, she sent me an unexpected very nasty email stating that she verbally agreed only to $1000 (not true) and per our contract she doesn’t have to pay anything. I sent her a very diplomatic response asking her what she thinks is fair? I often prepay rent. I now have just one month rent left. I see that I may be able to put $1675 of the last month into an escrow with Fairfax County. This is so disappointing to see such ugly behavior. Who do I contact? Thank you.

A: You can contact the Fairfax County General District court and ask them about filing a Tenants Assertion.
