Q: home is under contract. just found out have to repair septic at min $15,000. can I get out of sales contract as seller?

A: It depends on how the inspection contingency is written in the sales contract. Try to work it out with the buyer, or use the Find a Lawyer tab to retain a local real estate attorney to review the contract and advise you.

A: If your sales contract says you are selling the house "as is" then you will not have to worry about getting out--because the buyer will probably want out. On the other hand, if the contract says that you warrant that the property is in really grate shape and free and clear of any problems the buyer might try to hold you to it.
