Q: Regarding Lease Agreements for tenants, how does a landlord enforce an eviction legally?

What makes the Lease Agreement a "binding" agreement? I understand you have to give a tenant 30 days notice, but what if they do not comply? How would I enforce an eviction notice legally? Thank you so much! - Danielle
