A: You should send the tenant a notice the lease period ends at the end of the next month at least thirty days prior the end of the lease term. For the notice to be effective for November 30th, the tenant should receive notice on or before October 1st. If you wish, you may advise the tenant that the lease can be renewed at the new rent of $xxxx.xx. If a security deposit had been paid, you must refund it within 30 days of the end of lease term. If the tenant elects to stay at the higher rent, the security deposit equal to 1.5 times the increase must be paid together with the increase in rent.
