Q: As a tenant in Orange County, do I need to agree to tours to buyers (landlord is selling) outside of Mon-Fri, 9am-5pm?
I am three months into a year lease I signed as a tenant. I just heard today that my landlord decided to sell, and was asked to work a plan for showing the unit I'm occupying. I asked for M-F 9-5, and have been told "Having it only 9-5 will be a challenge but we'll start there. Many investors have full time jobs too but let's see how it goes."
As I am already offering 100% of standard business hours on weekdays, would I be required to accommodate tours during my free time, and can I refuse entry during those 2/7 days of the week that I am present?
I just started a new job and have been very busy, between moving alone to a new city, installing the furniture in a unit I live alone at, and studying in off hours to keep up with the demands of the job. Even without my landlord's sabbatical open house season, interrupting the little time I have to cook etc, I am struggling to catch enough sleep.

Dear Newburgh Tenant
There is no State law that mandates a tenant give access during a normal workday to the owner's prospective investors and for that matter at any other time. A landlord could build the access obligation into a lease or not. So read the lease.
If the lease is silent on the matter any agreement you may make or not will not offend State law.
