Q: QCD question, I think I messed up.

2009 married

2014 bought my wife’s grandmas place from her folks (her folks inherited)

I signed a QCD stating “I as a married couple for no consideration but separate community property according to WAC 458-61A-203 in hand coveys QC to my spouse as a separate property “.

We did pay escrow, all mortgage, roof, furnace, stove out of a joint checking account by check with both names on it. The rental income goes into same account. I signed the QCD because it is a family property and I had my own separate rental property that I brought into the marriage. I am trying to find out if the grandmas house we bought after marriage is separate or community property. I am not sure with community property state, commingling, transmutation?

I ran into some financial issues in 2016 and we refinanced my separate property but needed her to do that and became community property. I would like both properties to either be each separate property or community?
