Asked in Landlord - Tenant for Arkansas

Q: I would like to know what the laws are in Arkansas on new owners taking over a mobile home community Park.

New owners have took over our park which nobody was made aware of until the final sale. They have came in and wrote out violation statements and added $40 violation fee whether you have it fixed within those two weeks or not,you still have to pay that fee.According to management, the previous owners had a $400,000 sewer bill and they are tacking extra money on our statements each month to help pay that sewer. Is this really legal for them to do this in Arkansas. Our water sewer everything was included on the lot rent now everybody has a water bill a water maintenance fee and they have put a fee for the sewer debt that they bought when they bought the trailer park . Could somebody please tell me how this is legal and if you don't pay the violation fee whether you got it fixed or not you will be evicted keep in mind there has been no new leases signed or given
