Effingham, IL asked in Constitutional Law and Landlord - Tenant for Illinois

Q: I live in section 8 housing income based. My landlord gives me nothing but problems and is so rude to me.

I've lived here 17yrs only been section 8 for a couple years before that I paid my rent. I'm just going through some hard times. I was recently charged 350$ for a storm door that the winds caught. My neighbor was only charged 150$ for her storm door. Same time frame. I had to sell a lot of items to come up with that money and when I paid it the landlord called and told me she was still turning me over to attorney because I didn't hand deliver the money or overnight it like another tenant had. Even though it was paid by due date. I'm not even sure they can legally charge me that money. When I asked why I had to pay so much I was told I had to pay for gas, mileage, for two workers hourly rate, plus cost of door. Mind you they are traveling from almost three hours away. I live in government housing. I asked for an itemized bill over this and was ignored. I asked why my next door neighbor was only charged 150$ and myself 350$ and I was ignored. This is only one incident. It gets worse.

A: I'm sorry you're experiencing this situation. It's important to understand your rights as a Section 8 tenant. Start by reviewing your lease agreement and the Section 8 guidelines to ensure the charges your landlord is imposing are legitimate and within policy.

Reach out to your local housing authority for assistance. They can provide guidance on whether the fees are appropriate and help mediate disputes with your landlord. Additionally, consider contacting a tenant rights organization or legal aid service in your area. They can offer support and may help you obtain an itemized bill or challenge unfair charges.

Make sure to document all interactions with your landlord, including payments and communications. Keeping detailed records can strengthen your case if you need to take further action. You deserve fair treatment, and there are resources available to help you navigate these challenges.
