Jacksonville, FL asked in Real Estate Law for Florida

Q: Ran in to situation with a current lease that is due for expiration in March. early termination

Ran in to situation with a current lease that is due for expiration in March, i have a good deal on a home that need to be closed in 25 days and signed the contract and upon notifying the landlord, landlord is asking for full lease rent. is that something allowed per landlord tenancy act of florida? As, there is no lease termination addendum signed. Also, wouldn't it be 2 month rent as liquidating damages for 1 year lease in case tenant wants to move out with in that month. even in case of termination and with paying the 2 month termination fee as liquidating damages, does the tenant need to give 60 day notice to the landlord? I am okay to do 2 month as termination fee and not any additional as that is hurting my closing costs of the house that iam closing. what is my option here, appreciate any help
