Q: My mother has a house in my name..i want to get the house out of my name. What can i do?

Property is transferred by means of a deed. So long as there is no mortgage, the current owner(s) can simply deed the property to others. Of course liens will need to be taken care of first. If there is a mortgage, it gets more complicated as a transfer will usually trigger the "due on sale" clause in the loan meaning the mortgage will need to get immediately paid off.
