Q: I rented a house November 2016. I have recently been diagnosed with cancer. I have many appointments and need a small

home/apartment for a lower price. I have a buy out option but due to my medical expenses I cant afford it, what can I do?

A: Very sorry to hear about your situation. If you have a buy option, you simply advise the seller / landlord that you will not be exercising that option.

I assume that you may also want to get out of your lease although your question does not say what the status of the lease portion is.

I suggest that you consult with a landlord tenant attorney to have the attorney review your paperwork and advise you on the best steps to take for your situation.

A: In situations like these, I advise that you go to your landlord with a solution instead of a problem. Explain the situation and take some initiative to find a new tenant to take over your lease or offer to stay until they find a new tenant for your residence instead of the full term. At least you won't leave them stuck with an empty unit and you will still benefit from a shorter term. Best of Luck! Jennifer
