Ordinarily deeding a property incurs transfer and recordation tax in Maryland but transfers to/from children are statutorily exempt from state transfer taxes. Most counties in Maryland will also exempt such a transfer from county transfer tax.
If the property is subject to an existing mortgage the mortgage will still need to be paid, of course. Also, if the value of gifted property is over $14,000, there may be a need to file a gift tax return.
