Q: Can I rightfully evict them from a land contract after several warnings even though violations arnt listed specifically?

Husbands sister took over mortgage payments and was given a rent to own contract that when the loan was paid off the house and one of the 2 acres she could have. Only thing asked was that she pay all the fees & repairs. Contract said so long as she pays $350 on time and maintains property the same or better than she got it and dosent signifigantly damage to where we find it decreases property value she stays. They verbaly agreed to no smoking, only one specific dog and cat. they were indoor animals already. were told Do Not remove the plants. They recieved notice via facebook 2 months in to stop smoking and get all other pets out or have 30 days. They have repetadly violated this and had 3 warnings for plants. they are arguing it isnt breach of contract. They say its under contract they can do what they want. Wont take options to pay in full they asked 4, sign detailed contract, pay to repair, or leave. They say evict so we gave notice. They say no contact or harassment but no lawyer #
