Q: Hello, what kind of lawyer do i need? The county said i was in violation of code on a property that i am leasing.

I am leasing a residential property from a company. Someone made a complaint to the county that i am subletting. The county said i have seven days to fix the issue. I don't have anyone else living there. I receive no rent and all bills are in my name. I have friends stay the night often. How am i supposed to prove no one else lives there? Thanks for any help.

A: You post is vague as to whether you were issued a code enforcement citation with a fine and/or notice of hearing, or instead just some kind of warning, without any legal consequences at the moment. If you were issued a citation, immediately consult an attorney - meaning call a law office and schedule a consultation (telephonic during these times). The type of attorney you need is one who says he/she handles code enforcement cases, administrative law, and/or local government law. If you were not issued a citation, first try speaking with the code enforcement office to have a friendly discussion about the mistake that was made, and ask them what they need to see or hear from you to resolve it.

A: The fact you "receive no rent" from friends and the fact that you "pay all the bills" are not relevant.

ADVICE: If the county has given you seven days "to fix the issue" than you had better tell all of your friends who you allow "to stay the night often" that you (and they) will all be on the street together soon--unless you "fix the issue."
