Q: Can I end this agreement before allowing this tenant to move in and become my tenant.

I am a landlord and I had a tenant I wanted to move forward with and I sent a lease agreement over via email as a pdf file, I already signed the lease with everything filled out except the tenants portions to fill out. They wanted to changed the move-in date by one day September 2 to September 1 and I agreed she could change that date and send a new agreement for us to sign. She sent it back over, but this was as a word document and the tenant told me she made the one change, but I searched the lease she modified and she actually changed the rent price, security deposit price and added dates where dates were not needed. Can I end this agreement because she tried to lie and get me to agree to these changes without my knowledge or permission. I have not signed the new copy she sent me. She sent a security deposit of $781, but the security deposit is supposed to be $790 and we ran a background check and I plan on returning the security deposit amount she paid and the background check fee.

A: Yes, the deal is dead, as she did not accept your offer to lease, but made a counter-offer on different terms. You need to decline her counter-offer and state in writing that the original offer to lease, having been rejected by her by her counter-offer, is no longer being offered and is withdrawn. Do this before she signs and accepts the original offer if you do not want to lease to her.
