Q: Fixed term lease is ending what notices should I send and steps should be taken to avoid eviction process. I'm landlord

I have a fixed term lease ending oct 15 .they pay on the 15th of every month. I sent them text saying to let m know by sept 15 if they want to do another lease. On Sept 1st they still didn't let me know what the plan was so I put house on zillow to vet new tenants. I also sent them a 30 day notice to vacate and told them if we agree to new terms after the 15th it would take precedence over 30 day notice to vacate. Only thing sent with written notice was the 30 day notice by first class certified mail. I will also be raising the rent. No language in the lease regarding notice to raise rent, Hold over tenancy, or renew policies just cut and try start date and ending date. What other steps should I take to be prepared to evict them if they try to holdover.
