Greenfield, MA asked in Real Estate Law for Massachusetts

Q: I have had a male living in my home for several years. Most recently he has shown many signs of hygiene decline, not

bathing for months, wearing dirty clothing bad body odor. I served a 30 day notice to quit in July. I have told him I wanted him out in January 2020. He has made little effort to relocate. In August he looked at an apartment, that that I had given him the phone number for, After looking at the apartment, he said he was going to rent it September 12th. I had him sign a paper stating the date he would be moving. Five days later the owner of the potential apartment left him a message, he would not have the apartment, no lease was signed. Iam aware I cannot evict through Housing Court at this time ,but because he signed the paper stating date he would be moving Sept 12th can I hold him to this and have him forcibly removed by local authorities? This issue has been frustrating because he is making little to no effort to seek out another living arrangement. The only 2 apartments he has even looked at, were apartment the I gave him phone numbers for. Please can you advise how to proceed.
