Q: Tenant won't pay rent and has attorney. Refuses to provide attorneys info

Hello! I am in the military, stationed overseas, and rent my property stateside. My tenant has been late on her payments and still has not paid or communicated as to what the problem is. She is telling me that her attorney will be dealing with the issue. She says attorney won't contact me because I'm overseas and will deal with PM. I dont want attorney to deal with PM, just me. I dont know why she needs an attorney when she hasn't paid me and has broken multiple bullets on rental agreement. She won't give me attorneys info, what can I do now? Shes been late for 8 months, still hasn't paid for last month or this month. Owes a total of $1750. December rent is due by the 5th ($850) and I'm pretty sure she won't pay it.

A: That sounds frustrating. I would advise you to speak to a knowledgeable attorney about this, but in a nutshell:

If you have a valid rental license (if the law requires it that is), I would suggest you file a Failure to Pay Rent. Then, I would suggest you examine when the lease ends and if soon, give notice that you wish for the Tenant to vacate within 30-60 days (depending on the county). If she doesn't want to talk with you, there isn't much to be done re: talking. You certainly cannot force her in most senses of the world. I would recommend calling the PM and seeing what steps have been taken re: the above-points.
