Q: Am I allowed to break lease without fines if...?

The past 3 months, my car has been broken into and its tires have been slashed. I filed police reports but no dice. My lease ends in August, it is currently May. The lease states I can terminate the lease without fines as long as I give them notice 60 days before the end of the lease. However, I feel unsafe in this neighborhood and do not wish to wait that long. Am I able to end the lease earlier than the 60 days notice without being fined?

"Except for Owner’s failure to perform, or its negligent performance of a duty imposed by law, Owner will not be responsible or liable to Resident, Occupants or to any visitors of Resident for any personal injury, loss or damage to property whatsoever that may result from the acts or omissions of Owner, other residents, guests, visitors or trespassers in the Apartment Community, or for any acts of God or for any other acts, causes not reasonably within control of Owner."

A: Doubtful; But you can always talk to your leasing agent to see what can be worked out. They could always agree not to fine you, depending on how soon you wish to move.
