Q: How can I close Escrow?
I made my own living Trust in Feb, 2019. My cash in the bank account has been earned 10 yrs before marriage. I married in Oct, 2018 and separate in divorce proceeding since Feb-2023. I am buying home in Escrow. As far as my understanding, my Trust has been void since divorce was filed. Excrow company requires wife sign on QuitClaim Deed for my "Married man as sole and separate property." Wife has never responded to the request. My buying agent is pushing me "Married man" or "adding my mother or sister name in title", sounding non-sentical. I'm a 100% cash buyer and I am considering the seller's Warranty Deed to bypass the Owner's Insurance. Pleaseadvise me based on "Married man as sole, separate property".
