Q: Does MA have a law on the timing for intent to renew/not renew an annual lease?
Does Massachusetts have any laws on the minimum or maximum number of days a tenant or landlord has to provide an intent to renew/not renew an annual lease?
I received a notice from my landlord (property management company) asking me to provide my intent to renew or not renew for a September 2024 lease by November 27, 2023. I just moved in September 2023 so it has only been 2 months and they are already asking whether or not I will renew 10 months before the lease expiration so that they can start showing the place if I do not intend to renew. The lease does not include any stipulations regarding timing of notices for intent to renew/not renew - not sure if this works for or against me. Also the notice they provided was a letter slipped under my door, rather than certified mail with a postage and return receipt - which the lease does state that the latter would be deemed a proper written notice.

A: There are no statutes requiring that a lease contain a period during which advance notice of renewal or non-renewal of the lease be given.
